That was the guiding vision behind The Dunn Project, a modern minimalist new-build home in Denver, Colorado. From the start, our goal was to create a home that felt warm, elevated, and deeply livable — a place where clean architectural lines meet natural materials and comfortable spaces designed for real life.

Throughout the home, we layered wood, soft neutrals, thoughtful lighting, and tailored architectural moments to create an environment that feels calm, welcoming, and cohesive.

Seamless Indoor-Outdoor Living

One of the features we love most about this home is how intentionally it embraces indoor-outdoor living. Large sliding glass doors open the main living and dining areas directly to a covered patio, creating a seamless connection between interior and exterior spaces. When the doors are open, the home feels instantly larger, brighter, and more connected to the surrounding landscape.

The patio was designed as a true extension of the interior — not just an outdoor add-on, but a fully realized living space. A modern fireplace anchors the outdoor seating area and creates a natural focal point, allowing the homeowners to enjoy the patio well into Denver’s cooler evenings. Sculptural outdoor furniture, warm wood tones, and durable performance fabrics maintain the same soft, neutral palette used inside the home.

The goal was simple: create a space that feels elevated yet comfortable — somewhere people genuinely want to gather, relax, and spend time together. Because the best rooms are always the ones people actually use.

The Kitchen & Dining Space | Modern Simplicity with Warmth

At the heart of the home, the kitchen anchors the main living space and sets the tone for the home’s modern aesthetic.

We leaned into the architecture with full-height wood cabinetry, keeping hardware minimal so the natural materials could take center stage. The cabinetry introduces warmth while maintaining the clean lines that define the home’s overall design.

The waterfall island serves as both a visual anchor and a natural gathering point for everyday life. Whether preparing meals, hosting friends, or simply sharing morning coffee, the island creates a central moment within the space.

Just beyond the kitchen, the dining area flows seamlessly from the island, centered around a rich wood dining table and upholstered chairs. A dramatic chandelier overhead adds texture, scale, and a quiet sense of drama — giving the room presence while still feeling relaxed and approachable.

The Primary Suite | A Restorative Retreat

The primary suite was designed to feel calm, layered, and restorative — a quiet retreat from the rhythm of the day. Behind the bed, a subtle patterned wallpaper introduces texture without overwhelming the room. Soft neutral bedding and warm accents create a palette that feels both refined and comfortable.

At the foot of the bed, sculptural lounge chairs form a small seating moment — a place for morning coffee, reading, or simply pausing at the end of the day.

The bedroom transitions directly into the primary bathroom, where darker cabinetry introduces contrast and depth. Brass fixtures and striking tile selections elevate the space while maintaining the home’s cohesive palette.

We also incorporated a small seating area in the bathroom — transforming the space from purely functional to something more experiential. The result is a bathroom that feels spa-like, calming, and quietly luxurious.

The Lower Level | Designed for Entertaining

The lower level was designed with entertaining in mind. At the center of the space, a custom wet bar features warm wood cabinetry, open shelving, and textured tile that adds visual interest and depth. It creates a sophisticated place to mix drinks, host friends, or simply gather before settling into the lounge area.

Just beyond the bar, a curated gallery wall introduces personality through artwork and collected pieces, bringing visual movement and storytelling to the space. A generous sectional anchors the room — perfect for movie nights, watching the game, or relaxing after a long day.

This level of the home reflects one of our core design philosophies: entertaining spaces should feel polished but never overly formal.

Small Moments That Matter

One of our favorite design moments in the home happens in an unexpected place — the upstairs landing. Rather than leaving the area as a simple pass-through hallway, we transformed it into a cozy pause within the home. A bold mural wall introduces personality, while statement artwork and sculptural furniture create a comfortable place to sit and unwind.

Layered textiles, thoughtful accessories, and natural light bring warmth to the space — proving that even transitional areas deserve intentional design.

Guest Spaces Designed to Welcome

The guest bedrooms continue the home’s warm modern palette, creating spaces that feel both comfortable and inviting. Soft layered bedding, warm lighting, simple artwork, and tailored window treatments create an atmosphere that encourages visitors to relax — and maybe even stay a little longer.

Each guest space was designed with the same care and intention as the rest of the home, reinforcing the idea that hospitality begins with thoughtful design.
